a <br />RESOLUTION 140. 78-15 <br />A RESOLUTION APPROVING REDESIGNATION OF <br />LAND -USI: AND RE -ZONING OF A PARCEL OF LAND <br />ANNEXED BY 'fill, CITY OF VITRO BEACH, PER <br />SEC. 171.062(2), FLORIDA STATUTES. <br />WHEREAS, that certain parcel of land .situate in Indian River <br />County, Florida, described as follows: . <br />The North 355 feet of the 14E 1/4 of the NW 1/4, Section 12, <br />T 33 S, R 39 E, less the south 5 feet of the west 887.5 <br />feet thereof, and also the south 20 feet- of the north <br />280.82 feet of the west 10 feet of the east 50 feet thereof. <br />was annexed to the City of Vero Beach, Florida, on January 18, 1977, <br />by Ordinance No. 1323, under the provisions of Sec. 171.044, Florida <br />Statutes (Supp. 1976); and <br />WHEREAS, said parcel of land has been designated for "General <br />Commercial" and "Industrial" use on the Comprehensive Land Use Plan <br />as adopted in 1975; and <br />WHEREAS, said parcel of land is presently zoned C-1, "Commercial <br />District", and M-1, "Restricted Industrial District" on the Indian <br />River County Zoning Map; and <br />WHEREAS, the current owners of said parcel of land have applied <br />to the City of Vero Beach to designate said parcel in its entirety <br />as "General Commercial" under the City Master Land Use Plan; and to <br />rezone said parcel, in its entirety, as B-1, "Planned Business District" <br />under the Zoning Ordinance and Map of the City of Vero Beach; and <br />WHEREAS, upon due consideration, it appears that the proposed <br />changes in the developmental policy for said parcel of land would not <br />increase or decrease the density allowed under the County Comprehensive <br />Land Use Plan and zoning regulations; and <br />WHEREAS, it appears that the proposed changes do not, adversely <br />affect the developmental policy established for the area adjacent to <br />this parcel of land remaining in the unincorporated area of Indian <br />River County; and <br />WHEREAS, it appears that Sec. 171.062(2), Florida Statutes (1975) <br />requires that this Commission grant its approval to the changes in <br />land use development policy proposed for this parcel of land, <br />
