the small lot subdivision allowances provide for reduced lot sizes, as well as reduced side <br />yards and reduced rear yards setbacks, for affordable housing projects only. The very small <br />lot subdivision concept proposed by AHAC and conceptually approved by the BCC on <br />February 18, 2020 would serve to maintain an appropriate front yard setback but would <br />reduce lot widths to as little as 36 feet. This would provide for the development of more <br />homes and help to reduce overall development costs, while maintaining minimal but <br />acceptable setback distances. <br />RECOMMENDATION: <br />The county's current parking requirements are appropriate and should be maintained. <br />Through its small lot subdivision allowance, the county provides for appropriate reduced <br />setbacks for affordable housing projects. This small lot subdivision allowance should be <br />maintained. The additional very small lot subdivision allowance should be evaluated <br />further and considered for adoption provided appropriate spacing and setbacks can be <br />achieved while providing for appropriate home size and configurations. <br />BOARD OF COUNTY COMMISSIONERS ACTION: <br />Board of County Commissioners Approval of the AHAC Recommendation <br />Yes [%/] No ❑ <br />18 <br />51 <br />
