Plants will be of sufficient size <br />and planted density to block 501 of the view of the subleased premises <br />within 5 years. <br />f) SUBLESSEE will be responsible for the removal of all exotic plant and <br />animal. species other than turf grasses from the subleased premises. <br />SUBLESSEE will then initiate a long-term maintenance program to keep the <br />subleased premises free of exotic pests. <br />g) The subleased premises must utilize county sower and water lines to the <br />$halleexploresreuse Oflstormwata$Oticrszutminimize use of Will not be wells water forLESSEE <br />irrigation. , <br />h) wastewater or stormwater discharge into surface waters or watlands of the <br />Buffer Preserve or St, Sebastian River will not be permitted. <br />i} SUBLESSEE should minimize use of impervious surfaces for roads and parking <br />areas in order to minimize stormwater impacts. <br />j) Installation of a pedestriantbicycle access point from the subleased <br />•- premises into the Buffer Preserve is encouraged. An informational sign will <br />...be posted at the access point detailing Buffer Preserve rules and hours of <br />operation. vehicle access from the subleased premises to the Huffer <br />preserve will not be permitted. <br />k) SUBLESSEE will develop a fertilizer and pesticide use plan for review and <br />approval by Huffer Preserve management prior to implementation. The use of <br />fertilizers and pesticides on the site will be strictly limited. An <br />arthropod control plan must be developed and approved by Buffer Preserve <br />management prior to spraying for mosquitoes in the subleased premises. <br />11 Excavation in the subleased premises will be limited to construction of <br />retention ponds and facilities. No areas may be excavated solely for <br />borrow. <br />m} SUBLESSEE will minimize the use of outside lighting to reduce light <br />pollution in the Buffer Preserve. outside lighting will be turned off when <br />not in use and security lighting will be kept to a minimum. <br />n1 on-site storage of pesticides, pool chemicals, and fertilizers will be kept <br />to a minimum. Khen necessary, the storage of all chemicals must strictly <br />adhere to all OSHA. EPA, and state regulations. <br />o} All pets will be restricted to a hand held loash if permitted in the <br />subleased premises. <br />p) SUBLESSEE will also manage the Airmasters of Indian River County model <br />airplane field within the subleased premises. Development of the model <br />airplane field will be limited to previously approved plans. Any changes or <br />additional improvements must be approved by Buffer Preserve management <br />prior to construction, <br />q) SUBLESSEE must demonstrate a long-term commitment to management and <br />maintenance of the subleased premises and model airplane field. SUBLESSEE <br />agrees to remove all improvements upon abandonment of this avblease. If the <br />Airmasters model Airplane Club abandons the model airplane field for any <br />reason, that portion of the subleased premises will revert back to the <br />Buffer Preserve, <br />rf The SUBLESSOR will assume no responsibility, fiscal or otherwise, for <br />management and maintenance of the subleased premises and model airplane <br />field. <br />s1 All trash collection containers must be ecnstructed to prevent access by <br />Wildlife, Trash will not he left on the groura or in open containers at any <br />time. <br />Page 10 of 14 <br />sublease No. 4116-01 <br />Revised 2/9199 <br />
