Note according to the legal tenor and effect ther~of, and shall <br />fully keep and perform all of the covenants, conditions and sti- <br />pulations in the Loan Agreement and in the Note contained, then <br />this obligation shall be null and void, other~ise to remain in <br />full force and effect. <br />COVENANTS AND AGREEME!~T5: <br />The Mortgagor further covenants and agrees with the <br />Mortgagee as follows: <br />1. The Mortgagor shall pay the sums of money evidenced <br />by the Note, the Bonds and the Loan Agreement according to the <br />legal tenor and effect thereof, or any renewals of the indebted- <br />ness evidenced thereby as may be made by the Mortgagee to the <br />Mortgagor. <br />2. In the event of a default under the Note, the Loan <br />Agreement and/or the Indenture, the Mortgagee or its assigns <br />shall be entitled to exercise all rights and remedies set forth <br />in the Loan Agreement and the Indenture, including but not <br />limited to the foreclosure of this mortgage and the appointment <br />of a receiver for the mortgaged property. <br />3.
