KL&atin,44 AIC <br />Community Development rector <br />THROUGH: Stan Bolin/g��,i�AICP <br />Planning Director <br />FROM: Eric Blad s;P. <br />Staff Planner, Current Development <br />DATE: May 22, 1996 <br />SUBJECT: Majestic Partners of Vero Beach, Ltd.'s Request for <br />Planned Development (PD) Final Plat Approval for Sea Oaks <br />River Homes IV, a Replat of Lot 4 of Sea Oaks Lakeside <br />Villas A. <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of May 28, 1996. <br />DESCRIPTION AND CONDITIONS: <br />The subject site, located in the western portion of the Sea Oaks <br />development, and known as Lot 4 of Lakeside Villas, is approved for <br />development as part of the approved Sea Oaks planned development. <br />In 1989, a PD site plan was granted for a 12 unit multi -family <br />project on Lot 4 of Lakeside Villas, and all infrastructure <br />improvements necessary to support the project were constructed, <br />e.g. drainage, roadways, and utilities. However, the multi -family <br />buildings were never constructed. The developer subsequently <br />obtained approval for a modification to the PD site plan to create <br />5 single family lots/homes on the subject parcel. Now, the <br />developer is requesting final plat approval to complete the process <br />of replatting the site into 5 single family lots. <br />ANALYSIS: <br />The subject site encompasses .902 acres, is located in the 8700 <br />block of Lakeside Boulevard within the Sea Oaks planned development <br />(see attachment #2), and is zoned RM -6 (Residential Multi -Family up <br />to 6 units per acre). The replat of the subject .902 acre.parcel <br />into 5 lots will result in a density of 5.54 single family units <br />per acre. <br />At its meeting of February 29, 1996, the Planning and Zoning <br />Commission granted preliminary plan/plat approval for Sea Oaks <br />River Homes IV replat. All required infrastructure improvements <br />supporting the subject site were completed and approved by the, <br />county when the site was originally platted as Lot 4 of Sea Oaks <br />19 <br />MAY 289 1996 <br />
