AGREEMENT OF LEASE <br />THE AGREEMENT OF LEASE ("Lease") made and entered into as of the Lease Date <br />by and between Indian River County, a political subdivision of the State of Florida, whose address <br />is 1801 277t' Street, Vero Beach, Fl 32960, hereinafter "Landlord" and Flow Smart Five <br />Sebastian, LLC, a Florida limited liability company, whose address is 8245 Boone Boulevard, <br />Suite 650, Vienna, VA 22182, hereinafter, "Tenant". <br />SECTION 1 <br />BASIC LEASE PROVISIONS <br />1.01 The following basic lease provisions are an integral part of this Lease and as <br />referred to in other Sections of this Lease. <br />(a) Lease Date: April 13, 2023 (which shall be the date on which <br />the last party hereto executes this lease). <br />fib) Landlord: Indian River County, <br />A Political Subdivision of the State of Florida <br />(c) Tenant: Flow Smart Five Sebastian, LLC, a Florida limited <br />liability company <br />Tenant's Address: 8245 Boone Boulevard <br />Suite 650 <br />Vienna, VA 22182 <br />rye,) Leased Premises: The Leased Premises contains approximately 3,200 <br />square feet of floor area (which floor area is <br />determined by measuring from the exterior face of <br />exterior walls and from the center of interior party <br />walls). The dimensions of the Leased Premises are <br />approximate. The Leased Premises is located within <br />the Center, and the Center is located at 1929 -1931 <br />US Highway 1, Sebastian, Florida 32958. <br />fn Original Term and Options: Original Term: Ten (10) Years beginning on the <br />Rent Commencement Date. <br />Renewal Term: Two (2) consecutive five (5) year <br />options <br />(g) Minimum Monthly Rent: Tenant shall pay Landlord rent by the 11 calendar <br />day of each month during the Term, the minimum <br />monthly rent ("Minimum Monthly Rent") <br />
