Leased Premises shall be suspended or abated until the time of termination and Minimum Monthly Rental <br />shall be apportioned as of the date of the fire or other casualty. <br />SECTION 15 <br />EVENTS OF DEFAULT <br />15.01 In the event any of the following shall occur: <br />(a) Tenant fails to pay any installment of Rent within five (5) days after notice of the <br />occurrence thereof from Landlord; or <br />(b) Tenant is in default of any of its other obligations or is otherwise in breach under this <br />Lease and Tenant fails to commence to cure any such default within fifteen (15) days after notice of the <br />occurrence thereof from Landlord and thereafter fails to complete the cure of such default with due <br />diligence within thirty (30) days after notice of the occurrence thereof from Landlord; or <br />(c) Tenant or Guarantor is adjudicated a bankrupt; or <br />(d) Tenant or Guarantor has a receiver in equity appointed for all or substantially <br />all of its property and such appointment is not vacated within thirty (30) days; or <br />(e) Tenant or Guarantor files a voluntary petition for reorganization or arrangement; <br />or <br />(f) Tenant or Guarantor has a trustee in reorganization appointed for its property; or <br />(g) Tenant or Guarantor files a voluntary petition in bankruptcy; or <br />(h) Tenant or Guarantor files an answer admitting bankruptcy or agreeing <br />to reorganization or arrangement; or <br />0) Tenant or Guarantor makes an assignment for the benefit of creditors; or <br />(k) Tenant permits its leasehold interest hereunder to be sold pursuant to execution; <br />then and in any such event. Landlord may, in addition to such other rights and remedies, which are <br />provided for by law or equity or elsewhere in this Lease: <br />(A) Accelerate the whole or any part of the Rent and other charges, <br />payments, costs and expenses herein agreed to be paid by Tenant for the entire unexpired balance <br />of the Term. Such amount if so accelerated shall, in addition to any Rent already due and payable, <br />be deemed due and payable as if, by the terms and provisions of this Lease, such accelerated Rent <br />and other charges, payments, costs and expenses were on that date payable in advance. <br />(B) If permissible under applicable laws, enter the Demised <br />Premises and without further demand or notice, proceed to sale of the goods, chattels and personal <br />property there found and levy the Rent; and Tenant shall pay all costs and officers' commissions, <br />including watchmen's wages and sums chargeable to Landlord, and in such case all costs, officers' <br />commissions and other charges shall immediately attach and become part of the claim of Landlord <br />for Rent. <br />22 <br />
