+! <br />IjLk-ML i b PAGE 6� <br />used on our national expenence, we have observed the penetration rates for tnditional <br />assisted living and nursing beds for the age 75¢ cohort as follows: <br />• Assisted Living/Personal Care 6% to 7% <br />0 Nursing Beds 12% to 14% <br />The living arrangement and service deliver} system provided by an Atzheimer's facility will <br />be more highly need driven than the other more traditional Senior living arrangements - requiring <br />highly specialized and more. intensive ,personal care services. <br />The penetration rate for a 20 -bed Alzheimer's care unit in the Sebastian PMA is 3.7% <br />(see Exhibit 1-2 for the detailed penetration rate model), 1t is the opinion of MDS that this is <br />on the low side of the range of penetration rates that tie have observed in other similar market <br />areas - and it is an acceptable and conservative penetration rate for this living arrangement <br />and lifestyle. <br />Our interviews with Senior housing and health care professionals in the Greater Sebastian <br />area as well as across the nation indicate that there is a significant need for this specializcd type of <br />care. They fur.her indicated that much of this need is not for skilled nursing care, but for a sale, <br />r <br />secure, dignified residential environment such as that being suggested for the subject community. <br />•t <br />evices, to Pro►-icied <br />Basic Services - The monthly service fees proposed for the subject assisted living community will <br />cover a full array of eongregatclsheltered living services including, bur not limited to, the <br />fallowing. <br />
