The <br />request involves rezoning the property, owned by Duck Pond Schwerin <br />Real Estate, L.C., a Florida Limited Liability Company, from RS -6, <br />Single -Family Residential District (up to 6 units/acre), to RM -8, <br />Multiple -Family Residential District (up to 8 units/acre). The <br />purpose of this request is to secure the necessary zoning to <br />develop the site with multiple -family uses. <br />Existing Land Use Pattern <br />The subject property, which is a citrus grove, is a roughly <br />triangular shaped tract with Indian River Boulevard abutting the <br />tract along the tract's southwest boundary. Land north of the site <br />consists of undeveloped wooded uplands while land to the east of <br />the site contains environmentally important wetlands. Although <br />zoned RS -6, Single -Family Residential District (up to 6 units/ <br />acre), and RS -1, Single -Family Residential District (up to 1 <br />unit/acre), in the County Zoning Atlas, those environmentally <br />important wetlands are deemed to be zoned Con -2, wetland <br />Conservation District (up to 1 unit/40 acres). <br />The subject property, adjacent property to the north, and property <br />to the south and west (across Indian River Boulevard) are zoned RS - <br />6. East of Indian River Boulevard, land south of the site is zoned <br />RM -8. <br />On June 27, 1996, the Planning and Zoning Commission voted 5-0 to <br />recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to RM -8. <br />Future Land Use Pattern <br />The subject property and properties to the north, south and west <br />are designated M-1, Medium -Density Residential -1, on the county <br />future land use map.
