Located on the north side of 8th Street, between 82nd <br />Avenue and 90th Avenue, -the subject property is owned by Jack and <br />Beverly Stokes. The request involves rezoning the property from A- <br />1, Agricultural District (up to 1 unit/5 acres) to RS -3, Single - <br />Family Residential District (up to 3 units/acre). <br />In addition to the 5 acres containing the subject property, the <br />applicants also own and reside on the adjacent 5 acre parcel to the <br />west. The subject property contains a single-family house that the <br />applicants currently rent to another party. The applicants intend <br />to split the 1 acre subject property from the remainder of the 5 <br />acre parcel and then sell the 1 acre parcel. To conform with <br />minimum lot size standards, the subject property must be rezoned, <br />and the remainder of the five acre parcel must be combined with the <br />adjacent property on the west before the subject property can be <br />legally split from the remainder of the parcel. <br />On June 27, 1996, the Planning and Zoning Commission voted 5-0 to <br />recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to RS -3. <br />Existing Land Use Pattern <br />The subject property, which contains a single-family house, and all <br />surrounding properties are zoned A-1. South of the subject <br />property, across 8th Street, is a citrus grove.
