Re t ng, AIC <br />Community Develop t D ector <br />THROUGH: Sasan Rohani, AICP S 4 <br />Chief, Long -Ran a Planning <br />FROM: John Wachtel <br />Senior Pl er, Long -Range Planning <br />DATE: July 9, 1996 <br />RE: PHILIP AND FAUSTINE HALL'S REQUEST TO REZONE <br />APPROXIMATELY 2 ACRES FROM RMH-8 TO RS -6 <br />(RZON 95-05-0010) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of July 23, 1996. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 2 acres from RMH-8, <br />Mobile Home Residential. *District (up to 8 units/acre) to RS -6, <br />Single -Family Residential District (up to 6 units/acre). The <br />subject property consists of the northern 2 acres of a 5 acre <br />parcel. Located on the north side of 45th Street, between 51st <br />Avenue and 56th Avenue, that 5 acre parcel is owned by Philip and <br />Faustine Hall. The Halls intend to build 1 single-family residence <br />on the subject property, a use not permitted within the existing <br />RMH-8 zoning district. <br />Since the southern part of the 5 acre parcel contains 2 legally <br />established mobile homes and a legally established conventional <br />single-family house, and county Land Development Regulations (LDRs) <br />permit only one residence per parcel within single-family zoning <br />districts, the applicants will have to split the subject property <br />from the rest of the parcel prior to developing the subject <br />property. <br />On June 27, 1996, the Planning <br />recommend that the Board of <br />request to rezone the subject <br />Existing Land Use Pattern <br />and Zoning Commission voted 5-0 to <br />County Commissioners approve this <br />property to RS -6. <br />The subject property and properties to the east and west are zoned <br />RMH-8, and are vacant. Land to the south of the subject property <br />is also owned by the applicants. That land, containing 2 mobile <br />homes and a conventional single-family house, is also zoned RMH-8. <br />The land to the north of the subject property consists of citrus <br />groves and is zoned RS -6. <br />78 <br />JULY 239 1996 <br />
