Rea ing CP <br />Community Develo entIdg <br />. rector <br />TBROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: Eric Blad <br />Staff Planner, Current Development <br />DATE: September 26, 1996 - <br />SUBJECT: Final Plat Approval for Hamilton Island, a Replat of a <br />Portion of the Oak Harbor Master Plat <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of October 8, 1996. <br />DESCRIPTION AND CONDITIONS: <br />Hamilton Island is a proposed replat of a parcel of land within a <br />portion of Parcel "G" of the Oak Harbor Master Plat of Grand <br />Harbor. The requested replat will create 18 single family lots <br />along platted roadways, adjacent to the platted recreational tracts <br />and stormwater tracts. The subject site is located in the southern <br />portion of the overall Grand Harbor development, is zoned RM -6, <br />Residential Multi -Family (up to 6 units per acre) and has a land <br />use designation of M-1, Medium Density (up to 8 units per acre). <br />At its meeting of October 1, 1996, the Board of County <br />Commissioners granted final plat approval of the Oak Harbor Master <br />Plat. The submitted Hamilton Island final plat is consistent with <br />the approved Master Plat, as well as approved preliminary PD plans <br />covering the subject property. <br />ANALYSIS• <br />The required subdivision improvements for the Hamilton Island <br />subdivision are guaranteed via the construction contracts and <br />security posted with the Oak Harbor Master Plat. Thus, since the <br />Board has already approved the construction contracts and accepted <br />security covering the required improvements for Hamilton Island, <br />and since the proposed final plat is consistent with approved <br />preliminary plans and the Master Plat, the developer has complied <br />with the appropriate requirements to obtain final plat approval for <br />Hamilton Island. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant final <br />approval for Hamilton Island, a replat of a portion of Parcel "G" <br />of the Oak Harbor Master Plat with the following conditions: <br />OCTOBER 8, 1996 17 wx 99 FuE 346 <br />
