Such consultation shall be ongoing, as required for <br />proper coordination, throughout the land development permit approval process. <br />Policy 1.8: C-2 and C-3 designated lands shall be considered for public acquisition, in accordance with policies set forth <br />in the Conservation Element. <br />Policy 1.22: Node size shall be based on the intended use, service area population, existing land use pattern, available <br />services such as transportation, and other demand characteristics. These developments will include one or more "magnet" retail stores that are branches of statewide, multiple- <br />state, or national organizations and satellite stores integrated through a common plan of development approved through <br />the Chapter 380, F.S., Development of Regional Impactappropriate state process. Sites will typically range in size from 90 <br />to 150 acres to accommodate 750,000 to 1,500,000 gross square feet of leasable area (mall plus peripheral commercial) <br />with a minimum open space ratio of 0.25, a maximum building coverage ratio of 0.40 and maximum impervious surface <br />ratio of 0.75. All Regional Commercial designated land shall be located within the urban service area. <br />Policy 1.34: The cCounty zoning code shall contain provisions for a Professional Office District. That district shall be <br />limited to land that is within the medium and low-density residential land use designations and is located along arterial <br />roadways. The purpose of this zoning district use shall be to encourage infill development and the redevelopment of areas <br />needing redevelopment or revitalization or declining residential areas which are no longer appropriate for strictly single- <br />family use but are not considered appropriate for a broad range of commercial uses, as permitted in other commercial <br />zoning districts. <br />Policy 1.38: The new town land use designation shall be established through the Planned Development (PD) process. <br />For any land to receive the new town land use designation, a PD project must be approved which clusters residential and <br />PAGE 18
