Increasing density in built-up areas, adapting non-residential buildings into housing, and <br />in-fill development in existing neighborhoods are the three main themes across responses. <br />DIA Highlights <br />The Data Inventory & Analysis (DIA), available as a separate document, includes the following highlights: <br />◊ Most dwelling units are: <br />o Single-family detached homes (75%) <br />o Owner-Occupied (80.2%) <br />◊ The average household size in Indian River County is 2.42 people per dwelling unit. <br />◊ Approximately 21.6% of the housing units in the County are vacant, of which 15% are for rent, 9% are for sale, and <br />54.6% are for seasonal use. <br />◊ The median monthly housing costs for renter-occupied units is $1,183. 56.5% of renters spend more than 30% of <br />their household income on housing. <br />◊ The median monthly housing costs for owner-occupied units is $1,010. 21.7% of homeowners spend more than <br />30% of their household income on housing. <br />◊ There are a significant number of historic residential structures in the County. <br />◊ By 2045, there will be an estimated 145,236 residents in the unincorporated County, as well as approximately <br />20,300 seasonal residents. <br />◊ In the unincorporated County, according to the Urban Service Boundary (USB) analysis, the County’s projected <br />2050 population will add 42,698 residents, and the unincorporated County is projected to have a 2050 Carrying <br />Capacity of 51,049. <br />PAGE 84
