Boot 99 PAu 416 <br />Chairman Adams asked if the retail shopping center is the same <br />intense use in the CG as it is in CL, and Director Keating <br />explained that the most intense use under both the existing zoning <br />classification of CL and the proposed zoning of CG is 42,000 sq. <br />ft. of retail commercial (shopping center in the 5th Edition ITE <br />Manual). In the CL, however, one building in a shopping center <br />could not be larger than 40,000 sq. ft. <br />Chairman Adams questioned the buffer requirements, and <br />Director Keating advised that development of the site will require <br />the installation and maintenance of buffers and landscaping. The <br />site is large enough to accommodate required buffers. <br />Commissioner Macht inquired about the land use designation of <br />the surrounding property, and Director Keating explained that it is <br />L-1 and it is zoned Agricultural. They could come in for a variety <br />of zoning districts such as RS -3, but we are seeing more and more <br />of Planned Development which gives the developers more discretion <br />in how they develop their property. <br />The Chairman opened the Public Hearing and asked if anyone <br />wished to be heard in this matter.
