Boot 99 PAu 416 <br />Chairman Adams asked if the retail shopping center is the same <br />intense use in the CG as it is in CL, and Director Keating <br />explained that the most intense use under both the existing zoning <br />classification of CL and the proposed zoning of CG is 42,000 sq. <br />ft. of retail commercial (shopping center in the 5th Edition ITE <br />Manual). In the CL, however, one building in a shopping center <br />could not be larger than 40,000 sq. ft. <br />Chairman Adams questioned the buffer requirements, and <br />Director Keating advised that development of the site will require <br />the installation and maintenance of buffers and landscaping. The <br />site is large enough to accommodate required buffers. <br />Commissioner Macht inquired about the land use designation of <br />the surrounding property, and Director Keating explained that it is <br />L-1 and it is zoned Agricultural. They could come in for a variety <br />of zoning districts such as RS -3, but we are seeing more and more <br />of Planned Development which gives the developers more discretion <br />in how they develop their property. <br />The Chairman opened the Public Hearing and asked if anyone <br />wished to be heard in this matter. There being none, she closed <br />the Public Hearing. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Bird, the Board unanimously adopted <br />Ordinance 96-21, rezoning 4.2 acres located at the <br />SE corner of CR -510 and CR -512 from CL to CG. <br />ORDINANCE NO. 96- 21 <br />AN ORDINANCE OF INDIAN RIVER COUNTY, FLORIDA, AMENDING THE <br />ZONING ORDINANCE AND THE ACCOMPANYING ZONING MAP FROM CL TO <br />CG, FOR THE PROPERTY LOCATED AT THE SOUTHEAST CORNER OF CR 510 <br />AND CR 512, AND DESCRIBED HEREIN, AND PROVIDING FOR EFFECTIVE <br />DATE. <br />WHEREAS, the Planning and Zoning Commission, sitting as the <br />local planning agency on such matters, has held a public hearing <br />and subsequently made a recommendation regarding this rezoning <br />request; and <br />18 <br />OCTOBER 15, 1996 <br />� � r <br />
