Conservation Areas - We are looking at changing a few areas to <br />Conservation. These are areas that have been purchased by the <br />County or the State, one of which is the Wabasso scrub which is <br />coming to the Board next week. Then, we want to have Conservation <br />designation on the Cairns property that we have closed on, and we <br />also are looking at having the Coraci property changed to <br />Conservation. <br />Deputy County Attorney Will Collins questioned whether we <br />really want to go to 3 units per acre on the east side of the St. <br />Sebastian River because increased densities there would impact the <br />drainage into the watershed that we tried so hard to protect during <br />negotiations with the DCA on the Coraci property where development <br />will be clustered away from the river. <br />Director Keating explained that just above where you see the <br />Conservation Area printed in bold type, it would have all the L-1 <br />characteristics, but it would have a 1 upa limitation. We have not <br />put a specific policy in there, but that would keep it the way it <br />is without referring to the Rural that we had. <br />Chairman Adams suggested that we make it CR, Conservation <br />Residential. - <br />Director Keating explained that the area between the St. <br />Sebastian River and Roseland Road now has a C-3 designation, which <br />is that if it meets the criteria for scrub characteristics, it has <br />a designation of 1 unit per 2-1/2 acres. If it is not considered <br />C-31 it is given a Rural designation. Because we are proposing <br />that Rural be eliminated, it will have an L-1 designation but it <br />will have a density limitation of 1 upa. <br />Commissioner Bird felt the bottom line is that they wanted 1 <br />unit per acre up there and that is what we are trying to give them, <br />and Director Keating replied affirmatively. <br />Warren Dill, 11675 Roseland Road, felt certain his neighbors <br />would tend to agree that they are quite content with the density <br />that is there and that they would not like to see 3 units per acre. <br />Director Keating indicated on the map that the area Mr. Dill <br />is referring to is at 1 upa. <br />25 aooK 9 <br />NOVEMBER 5, 1996 ��,r� %5- 4 <br />
