B. Local Development Permits. <br />The following is a list of approvals required for the development of the land: <br />i. There is no requirement to modify the current Future Land Use designations <br />of Low -Density Residential -1 (L-1, 3 du/a) and Agriculture -1 (AG -1, up to 5 du/a). <br />ii. There is no requirement to modify the zoning classification, as the PD has <br />been approved as an overlay pursuant to §915.04(1)(B) of the Indian River County Code, which <br />permits the density of the underlying Future Land Use Designation. <br />iii. Prior to issuance of an Indian River County Land Clearing and Tree <br />Removal Permit or Exemption, the Agreement shall be executed by the Chair of the County <br />Commission and Recorded in the Public Records of Indian River County. <br />iv. Prior to construction Developer shall attain the following permits: <br />1) Preliminary Planned Development Approval, LDR 915.25 <br />2) Land Development Permit, LDR 915.26 <br />3) Type B Stormwater Permit, LDR 930 <br />4) Right -of -Way Permit(s), LDR 312 <br />V. Prior to issuance of a certificate of occupancy, Developer shall obtain a final <br />approved planned development plan in accordance with LDR 915.27 encompassing Chapters 913, <br />914 and 915 of the LDR. <br />vi. Any modifications to the approved Preliminary Plan shall be processed and <br />approved in accordance with LDR 915.28 encompassing Chapter 913, 914 and 915 of the LDRs. All <br />requirements of the Preliminary Plan, as the same may be amended, shall be satisfied before <br />commencement of development activity. <br />C. Consistency with Comprehensive Plan. <br />The County finds that the development permitted or proposed in this Agreement is <br />consistent with the Indian River County Comprehensive Plan. <br />D. Consistency with Land Development Code. <br />The County finds that the development permitted or proposed in this Agreement is <br />consistent with the Indian River County Land Development Code and Indian River County Code <br />of Ordinances. <br />E.
