within thirty days from the date of execution of this lease agreement <br />and shall be prorated based on the number of months or fraction <br />thereof remaining in the fiscal year of execution. For purposes of <br />this lease agreement, the fiscal year shall be the period extending <br />from July 1 to June 30. Each annual payment thereafter shall be due <br />and payable on July 1 of each subsequent year. <br />
