Leer And Others, Request To Rezone <br />Approkimately 19.9 Acres From A-1 To RM -8 <br />(RZON 96-12-0062) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of January 21, 1997. <br />DESCRIPTION AND CONDITIONS <br />This request is to rezone approximately 19.9 acres from A-1, <br />Agricultural District (up to 1 unit/5 acres) to RM -8, Multiple - <br />Family Residential District (up to 8 units/acre). Located <br />approximately 1,556 feet west of 66th Avenue, the subject property <br />extends from SR 60 to 16th Street. The purpose of this request is <br />to secure the zoning necessary to develop the site, consistent with <br />its comprehensive plan land use designation, at a greater <br />residential density. <br />On January 9, 1997, the Planning and Zoning Commission voted 7-0 to <br />recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to RM -8. <br />Existing Land Use Pattern <br />The subject property, adjacent property on east, and property to <br />the south are zoned A-1. The subject property consists of 2 equal <br />sized lots under separate ownership. Each of those lots contains <br />active citrus groves and 1 single-family house. To the east of the <br />subject property, abutting land consists of an empty field. Citrus <br />groves exist to the south of the subject property, across 16th <br />Street. Bordering the subject property on the west is the Lake -in - <br />the -Woods multiple -family residential development. That <br />development is zoned RM -6, Multiple -Family Residential District (up <br />to 6 units/acro). The Vista Plantation Condominiums, zoned RM -4, <br />Multiple -Family Residential District (up to 4 units/acre), are to <br />the north of the subject property, across SR 60. <br />Future Land Use :attern <br />The subject property and properties to the north, east, and west <br />are designated M-1, Medium -Density Residential -1, on the county <br />future land use snap. The M-1 designation permits residential uses <br />with densities tip to 8 units/acre. To the south of the subject <br />property, land is designated AG -1, Agricultural -1.
