Reatin , AICP <br />Community Develo meat rector <br />THROUGH: Sasan Rohani, AICP S if- <br />Chief, Long -Range Planning <br />FROM: John Wachtel p/ <br />Senior Planner, Long -Range Planning <br />DATE: January 8, 1997 <br />RE: OSLO PLAZA ASSOCIATES, INC.'S REQUEST TO REZONE <br />APPROXIMATELY 11.3 ACRES FROM CL TO CG (RZON 96-05-0151) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of January 21, 1997. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 11.3 acres from CL, <br />Limited Commercial District, to CG, General Commercial District. <br />Located at the northwest corner of 27th Avenue and Oslo Road (9th <br />Street, S.W.), the subject property is owned by Oslo Plaza <br />Associates', Inc. The purpose of this request is to secure the <br />necessary zoning to permit a restaurant with a drive-through on the <br />subject property. <br />On December 19, 1996, the Planning and Zoning. Commission voted 5-0 <br />to recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to CG. <br />Existing Land Use Pattern <br />With the exception of one building in the northwest portion of the <br />site, the subject property and abutting land to the west, zoned CG, <br />are vacant and wooded. The western ±650 feet of the site's <br />northern boundary abut a wooded area, zoned RS -3, Single -Family <br />Residential District (up to 3 units/acre). That wooded area <br />contains one single-family house. North of the subject property, <br />land along 27th Avenue is zoned CL. A drive-through beverage store <br />abuts the subject property on the north. Except for a convenience <br />store at the northeast corner of Oslo Road and 27th Avenue, land to <br />the east of the subject property, across 27th Avenue is vacant and <br />is zoned CL. The Holiday Village Mobile Home Park, zoned RMH-6, <br />Mobile Home Residential District (up to 6 units/acre) is located at <br />the southeast corner of Oslo Road and 27th Avenue:- Land south of <br />the subject property, across Oslo Road, is predominately wooded and <br />undeveloped, and is zoned CL. That land contains a well drilling <br />and repair business. West of that parcel, land is zoned RS -3. <br />Future Land Use Pattern <br />The subject property, abutting property to the west, property to <br />the east (across 27th Avenue), and the east ±630 feet of the <br />property to the south (across Oslo Road) are designated C/I, <br />Commercial/ Industrial on the future land use map.
