Caldwell and E. Peter Prezzano's request to <br />rezone approximately 19.4 acres from A-1 to RM -6 <br />(RZON 96-12-0014) <br />It is requested that the data herein presented be given formal <br />consideration by -the Board of County Commissioners at its regular <br />meeting of January 21, 1997. <br />DESCRIPTION AND CONDITIONS <br />This request is to rezone approximately 19.4 acres from A-1, <br />Agricultural District (up to 1 unit/5 acres) to RM -6, Multiple - <br />Family Residential District (up to 6 units/acre). The subject <br />property is located on the north side of 26th Street, approximately <br />1,600 feet west of 66th Avenue. The purpose of this request is to <br />secure the zoning necessary to develop the site, consistent with <br />its comprehensive plan land use designation, at a greater <br />residential density. <br />On January 9, 1997, the Planning and Zoning Commission voted 7-0 to <br />recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to RM -6. <br />Existing Land Use Pattern <br />The subject property and adjacent property on the east, west and <br />north are zoned A-1. Although the surrounding A-1 zoned land <br />contains both active and inactive citrus groves, the subject <br />property has been cleared, except for several oak trees and sabal <br />(cabbage) palm trees. The Vista Plantation Condominiums, zoned RM - <br />4, Multiple -Family Residential District (up to 4 units/acre), are <br />to the south of the subject property, across 26th Street. <br />Future and Use Pattern <br />The subject property and adjacent properties to the east and west <br />are designated L-2, Low -Density Residential -2, on the county future <br />land use map. The L-2 designation permits residential uses with <br />densities up to 6 units/acre. Land abutting the subject property <br />on the north is designated L-1, Low -Density Residential -1, on the <br />county future land use map. The L-1 designation permits <br />residential uses with densities up to 3 units/acre. Land to the <br />south of the subject property, across 26th Street, is designated M- <br />46 <br />January 21, 1997 <br />
