Is Request for Final Plat Approval <br />to Replat a Portion of Indian River Club Plat #2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of March 18, 1997. <br />DESCRIPTION AND CONDITIONS: <br />The Indian River Club Plat #2 is an existing residential <br />subdivision which contains 4 residential lots. The applicant is <br />proposing to replat that subdivision. There will be no increase or <br />decrease in the number of lots platted; only the interior boundary <br />lines of the lots will change. <br />On July 11, 1996, the Planning and Zoning Commission granted <br />preliminary PD plat approval for the proposed replat. Lots within <br />the proposed replat area will be serviced by existing roads and <br />utilities. The owner, Indian River Club Ltd., through its agent, <br />Masteller, Moler, & Reed, Inc., is requesting final plat approval <br />and has submitted the following: <br />1. A plat in conformance with the approved preliminary plat. <br />ANALYSIS: <br />The replat has been designed so that the reconfigured lots can all <br />be served by the existing subdivision improvements. Therefore, no <br />new subdivision improvements are required. <br />All applicable requirements regarding final plat approval have been <br />satisfied. There are no publicly dedicated improvements to <br />construct as part of the replat. Therefore, no guarantee of <br />publicly dedicated improvements is required at this time. <br />RECOMMENDATION: <br />Based on the above analysis, staff recommends that the Board of <br />County Commissioners grant final plat approval for the partial <br />replat of the Indian River Club Plat #2. <br />MARCH 18, 1997 10 <br />
