McCoy, AICP <br />Senior Planner, Current Development <br />DATE: March 17, 1997 <br />SUBJECT: Final Plat Approval for Trails End Planned Development <br />[PD -96-02-03] <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of March 25, 1997. <br />DEVELOPMENT AND LOCATION: <br />Trails End Planned Development (PD) is a 9 tract subdivision of a <br />45.99 acre parcel of property located at the southeast corner of <br />58th Avenue S.W. and 21st Street S.W. The property is zoned A-1, <br />Agricultural (up to 1 unit per 5 acres) and has an AG -1, <br />Agricultural 1 (up to 1 unit per 5 acre) land use designation. The <br />project's overall conceptual PD plan was approved by the Board of <br />County Commissioners on February 6, 1996. <br />At its regular meeting of January 11, 1996, the Planning and Zoning <br />Commission approved a preliminary PD plan/plat for the 9 tracts. <br />Subsequently, a land development permit waiver was issued and, road <br />and drainage improvements have been completed. The owner, Trails <br />End Subdivision Inc., is now requesting PD final plat approval and <br />has submitted the following: <br />1. A final plat in conformance with the approved preliminary PD <br />plan/plat for 9 single family tracts. <br />2. A certificate of completion for all required improvements. <br />ANALYSIS: <br />All required improvements have been completed by the developer. <br />The public works department has inspected the project and has <br />issued a certificate of completion for all required improvements. <br />No improvements are publicly dedicated; therefore, no warranty <br />maintenance agreement is required or proposed. The applicant has <br />complied with all applicable requirements for PD final plat <br />approval. <br />Staff recommends that the Board of County Commissioners grant PD <br />final plat approval for the Trails End Planned Development. <br />15 <br />March 25, 1997 <br />BOOK 100' PAG <br />
