Keating, kdf <br />Community Developm t Dir r <br />'%• S. <br />THROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: Eric Blad, I <br />Staff Plani(er, Current Development <br />DATE: July 31, 1997 <br />SUBJECT: Onsite Management Group, Inc's Request for Final Plat Approval for Hammock <br />Lakes Phase I Planned Development <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of August 12, 1997. <br />DESCRIPTION AND CONDITIONS: <br />Hammock Lakes is an approved, two phase, single family residential planned development (PD) <br />project bordered by 58th Avenue (Kings Highway)/Lateral B Canal on its west side and 1st Street <br />S.W. on its north side. The property is zoned RS -3, Residential Single Family (up to 3 units per <br />acre), and is approved to be developed at a density of 2.99 units per acre. Phase I contains 100 lots <br />and comprises 35.22 acres of the overall 68.82 acre project. The proposed final plat is in <br />conformance with the approved conceptual plan and the approved preliminary PD plan/plat. <br />At its regular meeting of September 26, 1995, the Board of County Commissioners granted planned <br />development special exception use approval for the overall project. The Board's action made <br />effective the preliminary PD plat approved by the Planning and Zoning Commission on August 22, <br />1995. Subsequently, a land development permit was issued for construction of the improvements <br />required to serve the proposed planned development, including the paving of 1st Street S.W. Since <br />construction of required improvements (i.e. roadways, stormwater management, utilities) has not <br />been completed at this time, the developer is proposing to "bond -out" to guarantee the satisfactory <br />completion of the remaining work to be performed. The applicant, Hammock Lakes Association, <br />Ltd., through its agent Onsite Management Group Inc., is now requesting final plat approval for <br />Hammock Lakes Phase I of the project and has submitted the following: <br />11 <br />August 12, 1997 <br />BOX 4 ,F*'a <br />
