BOOK 102 PAGE269. <br />The Chairman opened the public hearing and asked if anyone wished to be heard <br />in this matter. <br />Ira Hatch, representing the landowner, asked that staff's recommendation and the <br />traffic study be made part of the record. He stated that the rezoning request conforms <br />with the County's requirements under the Comprehensive Land Use Plan and asked that <br />the request for rezoning be granted. <br />(CLERK'S NOTE: A COPY OF THE TRAFFIC STUDY <br />HAS BEEN FILED WITH THE BACKUP OF THIS <br />MEETING IN THE OFFICE OF THE CLERK TO THE <br />It was determined that no one else wished to be heard and the Chairman closed the <br />public hearing. <br />In response to Commissioner Adams' concern, Director Keating explained the <br />"stepping down" which has occurred in the area of the requested rezoning. <br />Director Keating explained the characteristics that made staff look favorably at <br />this, that on the west side of 90th Avenue, the property goes generally to I-95 and there <br />are no houses on the west side. There are scattered houses on the east side in the Paradise <br />Park Subdivision, but the subdivision is not substantially built out, and staff feels that 90th <br />Avenue is a good dividing line for the multi -family and the single family. In the area, a <br />little to the south of the subject property, the land use transitions into commercial. Staff <br />feels this is a good stepping down. <br />Chairman Eggert was supportive of the rezoning based on the economics and felt <br />it was an appropriate zoning. <br />Commissioner Macht did not agree that economics should drive the <br />Comprehensive Plan philosophy. <br />August 12, 1997 <br />
