McCoy, AICPA <br />Senior Planner, Current Development <br />DATE: October 7, 1997 <br />SUBJECT: Indian River Club's Request for Final Plat Approval for Plat 4 <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of October 14, 1997. <br />DESCRIPTION AND CONDITIONS: <br />Plat 4 of the Indian River Club is a 20 lot subdivision of a 12.23 acre parcel of land located on the <br />north side of the overall Indian River Club development (see attachment #2). The subject property <br />is zoned RS -6, Residential Single Family (up to 6 unitstacre) and has a land use designation of L-2, <br />Low Density 2 (up to 6 units/acre). The density of the subdivision is 1.63 units per acre. <br />On July 7, 1996, the Planning and Zoning Commission granted preliminary plat approval for Indian <br />River Club Plat 4. That plat conformed to the previously approved Indian River Club conceptual PD <br />plan for the overall project. The developer, Indian River Club Ltd., subsequently obtained a land <br />development permit for the Plat 4 area and has completed construction of the required subdivision <br />improvements. The developer is now requesting final plat approval and has submitted the following: <br />1. A final plat in conformance with the approved preliminary plat. <br />2. A certificate of completion for all required improvements. <br />3. A contract for construction for off-site improvements. <br />ANALYSIS: <br />All required subdivision improvements have been completed, and the developer has obtained <br />certificate of completion from Public Works certifying that all required improvements are complete <br />and acceptable, with the exception of a sidewalk along the project's Highland Drive frontage. A <br />contract for construction and letter of credit have been approved by the county attorney for the <br />OCTOBER 14, 1997 16 <br />
