BOOK 03 PACE <br />Since the subject property is located within a commercial/ industrial node within the county's urban <br />service area, the request is consistent with Future Land Use Element Policy 1.15. <br />while the referenced policy is particularly applicable to this request, other comprehensive plan <br />policies and objectives also have relevance. For that reason, staff evaluated the subject request for <br />consistency with all plan policies and objectives. Based upon that analysis, staff determined that the <br />request is consistent with the comprehensive plan. <br />Staffs position is that, since the subject property contains no environmentally important land, such <br />as wetlands or sensitive uplands, development of the site is anticipated to have little or no impact <br />on environmental quality. <br />The requested zoning is compatible with the surrounding area, consistent with the goals, objectives, <br />and policies of the comprehensive plan, and meets all applicable concurrency criteria The subject <br />property is located in an area deemed suitable for general commercial uses. The request meets all <br />applicable criteria For those reasons, staff supports the request <br />Based on the analysis, staff and the Planning and Zoning Commission recommend that the Board <br />of County Commissioners approve the attached ordinance to rezone the subject property from CL <br />to Co. <br />Director Keating advised the property is located at the southeast corner of SR -60 and <br />82' Avenue. The use was formerly as a convenience store and gas station which is being <br />renovated to allow a drive-through. The plans meet all requirements of the SR -60 Corridor <br />Plan. <br />The Chairman opened the public hearing and asked if anyone wished to be heard in <br />this matter. There being none, she closed the public hearing. <br />ON MOTION by Commissioner Ginn, SECONDED by <br />Commissioner Tippin, the Board, by a 4-0 vote <br />(Commissioner Macht being absent) unanimously adopted <br />Ordinance 97-24 amending the zoning ordinance and the <br />accompanying zoning map from CL to CG for the property <br />located at the southeast comer of 82nd Avenue and State <br />Road 60 (National Oil & Gas Distributers, Inc.). <br />OCTOBER 21, 1997 <br />34 <br />
