Keating, AIC j <br />Community Development Direct <br />10 <br />THROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: Eric Blady(; <br />Staff Plamildr, Current Development <br />DATE: December 10, 1997 <br />SUBJECT: Hammock Lakes Subdivision Modification to a Planned Development Preliminary <br />Plat/Plan Condition of Approval <br />This report is submitted to advise the Board of County Commissioners of action taken by the <br />Community Development Director to approve a request to modify a condition of preliminary plat <br />approval for a planned development known as Hammock Lakes Subdivision. <br />DESCRIPTION AND CONDMONS: <br />At its meeting of September 14, 1995, the Planning and Zoning Commission approved the preliminary <br />phulplan and made a recommendation to the Board of County Commissioners to approve the planned <br />development (PD) special exception use request for the subject project. The Board granted PD <br />special exception use approval on September 28, 1995, and by that action made effective the project's <br />preliminary plat/plan and condition approved by the Planning and Zoning Commission. <br />At its regular meeting of September 4, 1997 the Board granted final plat approval for Phase 1 of <br />Hammock Lakes Subdivision and authorized the chairman to execute the contract for construction <br />of required improvements and accept security to guarantee the contract for construction. As a <br />condition of preliminary plat approval, the developer is required to pave 1st Street S.W. from 58th <br />Avenue to 43rd Avenue in accordance with an executed agreement between the developer and the <br />county prior to the issuance of any certificate of occupancy within the project.
