On December 11, 1997, the Planning and Zoning Commission granted preliminary plat approval for <br />the proposed subdivision. The subdivision is designed so that all lots will be served by improvements <br />that will be constructed under the site plan developmein process. The owner, Sanjen Inc., through <br />its agent Mosby & Associates, Inc., has submitted the following: <br />1. A final plat in conformance with the approved preliminary pint. <br />ANALYSIS: <br />The subdivision has been designed so that all lots will utilize common improvements provided with <br />the site plan project. All subdivision improvements on the lots are tied to the approved site plan, so <br />no certificate of occupancy will be issued for uses on any lot until the improvements necessary to <br />serve the uses are completed and inspected via the site plan development process. <br />All applicable requirements regarding final plat approval have been satisfied. There are no publicly <br />dedicated improvements to be constructed as part of the subdivision. Therefore, no guarantees of <br />publicly dedicated improvements are required at this time. <br />RECOMMENDATION: <br />Based on the above analysis, staff recommends that the Board of County Commissioners grant final <br />plat approval for the W. G. Kings Subdivision. <br />ON MOTION by Commissioner Adams, <br />SECONDED by Commissioner Macht, the Board, <br />by a 4-0 vote (Commissioner Ginn being absent) <br />unanimously granted final plat approval for W. G. <br />King's Subdivision, as recommended by staff. <br />7.E.
