Eggert, <br />Chairman <br />Dec. 24.1997 1229887r <br />The Board reviewed a Memorandum of January 6, 1998: <br />TO: James Chandler <br />County Administrator <br />D ION HEAD CONCURRENCE: <br />Robert M Keating, AI / <br />Community Developm r <br />THROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: Eric Blad <br />Staff Planner, Current Development <br />DATE: January 6, 1998 <br />SUBJECT: Mark Brackett's Request for Planned Development (PD) Special Exception Use and <br />Preliminary PD Plan/Pig Approval for an Agricultural PD to be Known as the Lost <br />Hammock Subdivision <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of January 13, 1998. <br />DESCRIPTION AND CONDITIONS: <br />Mosby & Associates, Inc. has submitted an application for PD (planned development) special <br />exception use and preliminary PD plan/plat approval on behalf of Mark Brackett to create 8 lots <br />within an agriculturally designated area The subject development is a +39.42 acre parcel located on <br />the south side of 4th Street approximately one half mile west of 58th Avenue. Once used for groves <br />decades ago, the subject property has long since been taken over by native and exotic vegetation. <br />The subject property is zoned A-1, Agricultural (up to 1 unit/5 acres), is looted outside the Urban <br />Service Area, and is designated AGI (Agricultural up to 1 unit/5 acres). The proposed 8 lot <br />residentiallagricultural subdivision is allowed in the AG -1 area, subject to the special exception use <br />provisions of sections 911.06(4) and 911.14(2) of the county's land development regulations (see <br />attachment #4) for residential subdivisions in agricultural areas. <br />•PDs in Agriculturally Designated Areas <br />To address certain urban sprawl concerns raised by DCA during its review of the 1990 <br />Comprehensive Plan, the county adopted special policies and regulations regarding development of <br />single family subdivisions in agriculturvlly designated areas.
