Ir <br />Boa 104 FAfE A <br />ANALYSIS: <br />The subdivision has been designed so that all lots will use common improvements provided with the <br />Home Depot site plan, except for access improvements to lots 6-10. Access to these lots will be <br />Provided by College Lane, a new road which the county has committed to construct by July 9, 1999 <br />as part of the Kings Highway project. No C.O. (certificate of occupancy) can be issued for <br />construction on lots 6-10 until College Lane is constructed. Subdivision improvements on lots 1-5 <br />are tied to the approved Home Depot site plan. No C.O. will be issued on any lot until the <br />improvements necessary to serve the uses are completed and inspected via the site plan development <br />process. <br />All applicable requirements regarding final plat approval have been satisfied. Except for utilities <br />which will be warranted separately, there are no publicly dedicated improvements to be constructed <br />as part of the subdivision. Therefore, no guarantees of publicly dedicated improvements are required <br />at this time. <br />RECOMMENDATION: <br />Based on the above analysis, staff recommends that the Board of County Commissioners grant final <br />plat approval for the Home Depot subdivision with the following condition: <br />1.
