McCoy, AICP i'A <br />Senior Planner, Current Development <br />DATE: January 19,1998 <br />SUBJECT: Turner Builders of Vero Beach, Inc.'s Request for Final Plat Approval for Somerset <br />Subdivision <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of January 27, 1998. <br />DESCRIPTION AND CONDITIONS: <br />Somerset Subdivision is a 10 lot subdivision of a 3.58 acre parcel of land located on the north side <br />of 30th Street at 11th Terrace. The subject property is zoned RS -3, Residential Single Family (up <br />to 3 units per acre) and has a land use designation of L-1, Low Density 1 (up to 3 units per acre). <br />The density of the subdivision is 2.79 units per acre. <br />On December 19, 1996, the Planning and Zoning Commission granted preliminary plat approval for <br />Somerset Subdivision. The developer, Turner Builders of Vero Beach, Inc., subsequently obtained <br />a land development permit and has completed construction of the required subdivision <br />improvements. The developer is now requesting final plat approval and has submitted the following: <br />1. A final plat in conformance with the approved preliminary plat. <br />2. A certificate of completion for all required improvements. <br />All required subdivision improvements have been constructed by the developer, and the developer <br />has obtained a certificate of completion from public works certifying that all required improvements <br />are complete and acceptable. All proposed subdivision improvements are privately dedicated, with <br />the exception of the utility system, which is separately warranted through the Department of Utility <br />Services. Therefore, no warranty and maintenance agreement for publicly dedicated improvements <br />is required. All requirements of final plat approval are satisfied. <br />Based on the above analysis, staff recommends that the Board of County Commissioners grant final <br />plat approval for Somerset Subdivision. <br />JANUARY 27, 1998 <br />-8- <br />
