Subject Property 1 <br />consists of a 112.7 acre borrow pit, t7 acres of freshwater wetland, and t6.7 acres of undeveloped <br />pine flatwoods. The Horizon Outlet Mall borders the northern portion of Subject Property 1's <br />western boundary. Land along the southern portion of that boundary primarily consists of <br />undeveloped pine flatwoods. Subject Property 2, bordering Subject Property 1 on the south, is zoned <br />RM -6 and primarily consists of undeveloped scrubby flatwoods. I-95 borders Subject Property 1 <br />on the east. <br />- Subject Property 2 <br />Subject Property 2 and properties to the east and south are zoned RM -6 and consist primarily of <br />undeveloped scrubby flatwoods. North of Subject Property 2, land is zoned CG and primarily <br />consists of undeveloped pine flatwoods. A-1, Agricultural District (up to lunit/5 acres), zoned citrus <br />groves are located west of Subject Property 2. Forested freshwater wetlands are located between <br />those groves and the irregular western boundary in the southern portion of Subject Property 2. CommercraLlndustrial. <br />This designation permits various commercial and industrial zoning districts. Land to the south of <br />Subject Property 1 is designated M-1, Medium -Density Residential -1, on the county's future land <br />use map. The M-1 designation permits residential uses with densities up to 8 units/acre. <br />- Subject Property 2 <br />Subject Property 2 and properties to the south, east, and west are designated M-1. Medium -Density <br />Residential -1, on the county's future land use map. Land to the north of Subject Property 2 is <br />designated CA, Commercial/Industrial, on the county's future land use map. <br />Environment <br />- Subject Property 1 <br />The northern f7 acres of Subject Property 1 contain a freshwater wetland. The site also contains <br />f6.7 acres of pine flatwoods. Several listed plants and animals have been observed on site. The site <br />is not within a flood hazard area. <br />- Subject Property 2 <br />Subject Property 2 primarily consists of scrubby flatwoods. Several listed plants and animals have <br />been observed on site. Portions of the site are within Flood Zone A, with a presently undetermined <br />minimum base flood elevation requirement. Tlus indicates that the property is within the 100 year <br />floodplain. <br />Utilities and Servicec <br />Water lines extend to within a quarter mile of both subject sites from the South County Reverse <br />Osmosis Plant, while wastewater lines extend to within a quarter mile of the sites from the West <br />Regional Wastewater Treatment Plant. <br />C. _ � � r • �_ � R. Y - q <br />SR 60 provides access to both sites. West of I-95, SR 60 is classified as a principal arterial roadway <br />on the future roadway thoroughfare plan map. This segment of SR 60 is a two-lane paved road with <br />approximately 200 feet of existing public road right-of-way.
