McCoy, AICP/` � V'� <br />Senior Planner, McCoy, <br />DATE: January 27, 1998 <br />SUBJECT: Idlewyld Corporation Inc.'s Request for Final Plat Approval for the Sanctuary <br />Planned Development (PD) <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of February 3, 1998. <br />DESCRIPTION AND CONDITIONS: <br />The Sanctuary PD is the subdivision of a 37.05 acre parcel into 109 residential lots and 5 tracts. The <br />tracts will be used for recreation, stormwater management, landscaping, and future right-of-way. <br />The subject property is located on the north side of 33rd Street, '/Z mile west of 58th Avenue. <br />At its regular meeting of November 21, 1996, the Planning and Zoning Commission granted <br />preliminary plat approval for the subdivision. That plat was in conformance with the conceptual PD <br />plan approved by the Board of County Commissioners at its December 17, 1996 meeting. <br />Subsequently, a land development permit was issued, and construction commenced. The developer <br />has now constructed most of the required improvements and is requesting final plat approval by <br />bonding -out for construction of the remaining required subdivision improvements. The owner, <br />Idlewyld Corporation Inc., through its agent Knight, McGuire & Associates, Inc., is now requesting <br />final plat approval and has submitted the following: <br />1. A final PD plat in conformance with the approved preliminary PD plat. <br />2. A cost estimate for the remaining required subdivision improvements. <br />3. A contract for construction for the remaining required subdivision improvements. <br />4. A letter of credit to guarantee construction of the required improvements. <br />5.
