Chandler <br />County Administrator <br />DIMN HEAD CONCURRENCE: <br />eating, AfCP <br />Community Development r <br />J-6 <br />THROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: Eric Bladj�; <br />Staff Planner, Current Development <br />DATE: February 3, 1998 <br />SUBJECT: Request for Final Plat Approval for Cypress Lakes Phase I Planned Development <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting ofFebruary 10, 1998. <br />DESCRIPTION AND CONDMONS: <br />The subject project was approved on September 21, 1996 by the Planning and Zoning Commission <br />as Stonebridge North. Since then, the developer/property owner has since renamed the project <br />Cypress Lakes. The total project is a two phase 46.69 acre single family subdivision containing 108 <br />lots. Located on the north side of 4th Street in the 5300 block, the subject site is zoned RS -3, <br />Residential Single Family (up to 3 units per acre), and is being developed at a density of 2.19 units <br />per acre. Cypress Lakes Phase 1 contains 52 lots, recreation tracts, road rights-of-way, and future <br />development tracts. The future development tracts will be platted in the future as Phase 2 single <br />family lots. The proposed Phase 1 final plat is in conformance with the approved conceptual plan and <br />the approved preliminary PD plan/plat. <br />At its regular meeting ofDecember 17, 1996, the Board of County Commissioners granted planned <br />development special exception use approval for the overall project. The Board's actionmade <br />effective the two phase preliminary PD plat approved by the Planning and Zoning Commission. <br />Subsequently, a land development permit was issued for construction of the improvements required <br />to serve the proposed planned development. Because construction of required improvements (Le. <br />roadways, stormwater management, utilities) has not been completed at this time, the developer is <br />proposing to "bond -out" to guarantee the satisfactory completion of the remaining work to be <br />performed. The applicant, Stonebridge North, Inc.., through its agent Onsite Management Group <br />Inc., is now requesting final plat approval for Cypress Lakes Phase I and has submitted the following: <br />1. A final plat in conformance with the approved conceptual and preliminary PD plan/plat; <br />2. A Contract for Construction of the remaining required subdivision improvements. <br />3. An Engineer's Certified Cost Estimate for completion of the remaining required subdivision <br />improvements; <br />4. A security agreement, acceptable to the county attorney's office, to guarantee the submitted <br />Contract for Construction. - <br />FEBRUARY 10, 1998 <br />-18- <br />9 0 <br />
