McCoy, AICP:�* <br />Senior Planner, Current Development <br />DATE: March 18, 1998 <br />SUBJECT: City of Vero Beach's Request for Special Exception Approval to Construct an <br />Electrical Substation at the Southwest Comer of 58* Avenue and 26* Street <br />It is requested that the data herein presented be given formal consideration by the Planning and <br />Zoning Commission at its regular meeting of March 26, 1998. <br />Mosby & Associates, Inc. has submitted an application for minor site plan and special exception use <br />approval on behalf of the City of Vero Beach to construct in a single phase an electrical substation <br />at the southwest corner of 58" Avenue and 26'" Street. The site is zoned RS -6 (Residential Single <br />Family, up to 6 units/acre). Electrical substations are classified as special exception uses which <br />require special exception use approval pursuant to the RS -6 district requirements. Therefore, special <br />exception use approval is required. <br />The Planning and Zoning Commission is to consider and make a recommendation to the Board of <br />County Commissioners to approve, approve with conditions, or deny the special exception use <br />request. Pursuant to Section 971.05 of the LDRs, the Planning and Zoning Commission is to <br />consider the appropriateness of the requested use for the subject site and surrounding area. The <br />county may attach any conditions and safeguards necessary to mitigate impacts and to ensure <br />compatibility of the use with the surrounding area <br />1. Size of Development: 1.80 acres or 78,347 sq. &. <br />2. Zoning Classification: RS -6, Residential Single Family (up to 6 units/acre) <br />3.
