Planning Director Stan Boling reviewed the revised project, noting that the rezoning <br />request is to accommodate 2 additional lots as a part of the conceptual PD plan. He also <br />noted that the Clerk had been supplied with a proposed ordinance which was not a part of <br />the original backup but which needs to be adopted. <br />Commissioner Ginn questioned who will maintain the citrus trees being used as a <br />portion of the Jungle Trail buffer, and Director Boling responded that would be the <br />obligation of the property owners' association. <br />The Chairman opened the public hearing and asked if anyone wished to be heard <br />regarding this matter. There being none, the Chairman closed the public hearing. <br />MAY 59 1998 <br />ON MOTION by Commissioner Eggert, <br />SECONDED by Commissioner Adams, the Board <br />unanimously approved the PD rezoning request and <br />the PD conceptual plan with the following <br />conditions: (1) that prior to the issuance of a land <br />development permit (LDP), the applicant shall <br />submit detailed Jungle Trail buffer area landscape <br />plans that comply with the conceptual plan; (2) that <br />prior to the issuance of an LDP, the Planning <br />Division and Department of Emergency Services <br />approve a detail of the emergency access point at <br />Magnolia Lane; (3) that prior to the issuance of a <br />certificate of completion for Phase L an 8' bike path <br />shall be built or bonded for along the project's CR - <br />5 10 <br />R510 frontage; and (4) that prior to the issuance of a <br />certificate of completion for Phase II, the left -turn <br />lane on CR -510 shall be completed; as <br />recommended by staff, and adopted Ordinance 98- <br />007 amending the Zoning Ordinance and the <br />accompanying Zoning Map from PD to PD for <br />approximately 39.17 acres of land generally located <br />at the northeast corner of CR -510 and Jungle Trail; <br />and described herein, and providing for an effective <br />date. <br />-28- <br />Y.+L►�e f <br />
