ORDINANCE NO. 98- 0 9 <br />Amend LDR section 911.11(3). Industrial districts, as follows: <br />(3) Relationship to land use maps. Industrial districts may be established in the <br />following land use designation: <br />Commercial/Industrial <br />District NO&S C/I Earridors PUB Indastlial Nodes <br />IL X X 3_ <br />IG X X K_ <br />Amend LDR section 911.13(3)(b), as follows: <br />(3)(b) Land use and location. The Rose4 district is established in the Roseland area of <br />the county and is consistent with the L-2 mid NH land use designations. <br />Amend LDR Section 911.14(2), as follows: <br />(2) Uses. <br />(a) Any uses not otherwise prohibited in this chapter shall be considered <br />permitted uses subject to the land development regulations and <br />comprehensive plan of Indian River County and subject to the following <br />restrictions: <br />MAY 199 1998 <br />mo\ �`-Y cs �_ z <br />V b` f r�l1C 6 <br />Residential communities shall be permitted on property with the <br />following land use designations on the future land use map: M-2, <br />M-1, L-2, L-1, C-2, —Cal R, AG -1, AG -2 and AG -3. All planned <br />development (PD) projects approved in any area designated as AG, <br />Agriculture, on the future land use map shall meet the following <br />criteria: <br />(i) The density of the project shall not exceed the maximum <br />density of the AG land use designation; no density transfers <br />from off-site lands and no density bonuses shall be permitted <br />within PD projects in AG designated lands; <br />(ii) Lots created through the PD process shall not exceed one <br />acre in size, with the remainder of the area designated as <br />open space; such open space area shall be established <br />through recording in the public records as a <br />conservation/agriculture use easement which shall restrict <br />use of the open space area for agriculture, open space, or <br />recreation as permitted in subsection iii below for perpetuity <br />or until the -Board of County Commissioners authorizes <br />release of the easement based upon an increase in the land <br />use plan density for the subject property. <br />Open space areas shall be retained as natural areas or used <br />for agricultural uses; however up to thirty percent of the <br />open space area may be used for recreational purposes in <br />AG -1 areas and twenty-five (25) percent in AG -2 areas and <br />twenty (20) percent in AG -3 areas. <br />Complementary and compatible A c•»lfinlly-r .elated commercial <br />and industrial uses may be included provided they occupy no more <br />than ten (10) percent of the total project gross area. <br />2. Commercial centers shall be permitted on property with the <br />following land use designations on the future land use map: <br />commercial/industrial nodes-mid-corridms 'P"'^ a ommercial. <br />and public. <br />3. Industrial centers shall be permitted on property with the following <br />land use designation on the future land use map: <br />commerciallindustrial node and , mid <br />public. <br />4.
