Community Development Director Bob Keating reviewed the project with the aid of <br />the ELMO and noted this is a 1.72 acre parcel located on the west side of US#1, just north <br />of 53' Street. It is currently zoned C/I and the property on all sides is zoned C/1. Across the <br />street is the old Harbor Town Mall property, whose DRI order has been terminated. That <br />has just recently been announced as the new location for the proposed Cooper Clinic and is <br />zoned CG. The proposed site plan for a gas station/convenience store has been reviewed and <br />the Planning & Zoning Commission has unanimously recommended approval. <br />The Chairman opened the public hearing and asked if anyone wished to be heard <br />regarding this matter. There being none, the Chairman closed the public hearing. <br />ON MOTION by Commissioner Eggert, <br />SECONDED by Commissioner Adams, the Board <br />unanimously adopted Ordinance 98-016 amending <br />the Zoning Ordinance and the accompanying Zoning <br />Map from IL to CG for the property located at the <br />Northwest comer of US 1 and 531 Street (Richard L. <br />Akers and Alfred P. Scopinich - Lone Cabbage <br />Trading Company). <br />ORDINANCE NO. 98- 16 <br />AN ORDINANCE OF INDIAN RIVER COUNTY, FLORIDA, AMENDING THE ZONING <br />ORDINANCE AND THE ACCOMPANYING ZONING MAP FROM IL TO CG, FOR THE <br />PROPERTY LOCATED AT THE NORTHWEST CORNER OF US 1 AND 53RD STREET, AND <br />DESCRIBED HEREIN, AND PROVIDING FOR EFFECTIVE DATE. <br />WHEREAS, the Planning and Zoning Commission, sitting as the local planning agency on <br />such matters, has held a public hearing and subsequently made a recommendation regarding this <br />rezoning request; and <br />WHEREAS, the Board of County Commissioners of Indian River County, Florida, did <br />publish its Notice of Intent to rezone the hereinafter described property; and <br />WHEREAS, the Board of County Commissioners has determined that this rezoning is in <br />conformance with the Comprehensive Plan of Indian River County; and <br />WHEREAS, the Board of County Commissioners has held a public hearing pursuant to this <br />rezoning request, at which parties in interest and citizens were heard; <br />NOW, THEREFORE, BE IT ORDAINED, by the Board of County Commissioners of Indian <br />River County, Florida, that the zoning of the following described property situated in Indian River <br />County, Florida, to -wit: <br />JUNE 169 1998 <br />-21- BOOK N .
