July 28, 1998 <br />BDOX A& iFxGE 409 <br />Building/Site-Structural <br />Foundation System: The foundation system has performed <br />satisfactorily. There is no top reinforcing in the footings. Under an <br />uplift condition during a hurricane, failure of footings would likely <br />occur due to lack of top reinforcing <br />Slab -On- Grade: Satisfactory <br />Columns: Satisfactory <br />Roof Beams and Joists: Joists lack bridging at first bottom <br />chord panel point. Questionable if joists were designed for uplift <br />loads which could result in joist failure under hurricane event. <br />Roof Deck: Weld pattern that attaches metal roof deck to roof <br />joists is not satisfactory for current code wind loading. Additional <br />attachment will be necessary and likely means removing existing <br />lightweight insulating concrete above metal deck. <br />Walls: Openings will be required for new doors and windows. <br />Attachment of panels to structure, near building comers, will need <br />to be reinforced. <br />Lateral Force System: The addition of new bracing members <br />between columns will be required in selected locations to provide <br />adequate stability due to the current wind code requirements. <br />Building/Site-Mechanical <br />Building is served by roof top, air cooled packaged units, with R- <br />22 refrigerant and insufficient outside air capabilities to comply <br />with ASHRAE 62 requirements. Unit conditions are in poor condi- <br />tion; some units are 20* years old. Units serving the J. Byrons <br />store are two to three years old. <br />A new system shall be provided to accommodate proposed <br />change in occupancy and improve energy. <br />Ductwork is inappropriate for an office environment and must be <br />removed. <br />Remarks: <br />Our recommendation is to remove all roof top equipment, based <br />on its life expectancy and suitability for an office and provide a <br />new chilled water system consisting of. a chiller/pump room lo- <br />cated inside the building to house two chillers, chilled and con- <br />denser water pumps and two cooling towers located at ground <br />level on the west parking area. <br />Chillers shall be centrifugal or screw compressors with acceptable <br />refrigerant such as R -134-a. <br />Air handlers of the variable volume type with variable frequency <br />drives to improve efficiency, located in mechanical rooms, will <br />serve the perimeter and the interior areas by means of medium <br />velocity ductwork and variable volume boxes. Return air will be <br />ducted to air handlers. <br />36 <br />
