Eric Blad f"3 <br />Staff Planner, Current Development <br />BOOK 107 PAGE 3413 <br />DATE: October 14, 1998 <br />SUBJECT: Moss Point Joint Venture's Request for Final Plat Approval for Moss Point <br />Subdivision <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of October 20, 1998. <br />Moss Point Subdivision is a 19 lot subdivision of an 8.46 acre parcel of land located on the north <br />side of 5' Avenue S.W., east of 43rd Avenue. The subject property is zoned RS -3, Residential Single <br />Family (up to 3 units per acre), and has a land use designation of L-2, Low Density 2 (up to 6 units <br />per acre). The density of the subdivision is 2.25 units per acre. <br />On April 23,1998, the Planning and Zoning Commission granted preliminary plat approval for Moss <br />Point Subdivision. The developer, Moss Point Joint Venture, subsequently obtained a land <br />development permit and has completed construction of the required subdivision improvements. The <br />developer is now requesting final plat approval and has submitted the following: <br />1. A final plat in general conformance with the approved preliminary plat. <br />2. A certificate of completion for all required improvements. <br />ANALYSIS: <br />All required subdivision improvements have been constructed by the developer, and the developer <br />has obtained a certificate of completion from public works certifying that all required improvements <br />are complete and acceptable. All proposed subdivision improvements are privately dedicated, with <br />the exception of the utility system, which is separately warranted through the Department of Utility <br />Services. Therefore, no warranty and maintenance agreement for publicly dedicated improvements <br />is required. All requirements of final plat approval are satisfied. <br />Based on the above analysis, staff recommends that the Board of County Commissioners grant final <br />plat approval for Moss Point Subdivision. <br />ATTACHMENTS: <br />1.
