Eric Blad 0 <br />Staff Planner, Current Development <br />DATE: November 24, 1998 <br />SUBJECT: Windsor Properties Inc's Request for Final Plat Approval for Windsor Plat 15 <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of December 1, 1998. <br />Windsor plat 15 is a proposed 6 lot subdivision of a 2.09 acre unplatted portion of the Windsor <br />planned development. The subject site is located along the northem boundary of the overall <br />development and the development's golf course. The subject property is zoned RS -3, residential <br />single-family (up to 3 units per acre) and is proposed for development at a density of 2.89 units per <br />acre. <br />At its regular meeting of October 9, 1997, the Planning and Zoning Committee granted preliminary <br />plat approval for Windsor Plat 15. The developer, Windsor Properties, subsequently obtained a land <br />development permit and completed construction of all required subdivision improvements. The <br />developer, through its agent, Knight, McGuire and Associates Inc., is now requesting final plat <br />approval and have submitted the following: <br />1. A final plat in conformance with the approved preliminary plat <br />2. A certificate of completion for all required improvements. <br />All required subdivision improvements have been constructed, and the developer has obtained a <br />certificate of completion from the Public Works Department, certifying that all required <br />improvements are complete and acceptable. All subdivision improvements are to be privately <br />dedicated, with the exception of utility services, which are separately warranted through the <br />Department of Utilities Services. No other warranty and maintenance agreement is required. All <br />requirements of final plat approval are satisfied. <br />DECEMBER 1, 1998 <br />-11- <br />.7 <br />BOOK 1107 <br />
