McCoy, AICP�,ApA <br />Senior Planner, Current Development <br />DATE: January 26, 1999 <br />SUBJECT: Point King Inc.'s Request for Final Plat Approval for Sea Mist Court <br />It is requested that the data herein presented be given formai consideration by the Board.of County <br />Commissioners at its regular meeting of February 2, 1999. <br />Sea Mist Court is a 23 lot subdivision of a 5.3 acre parcel of land located on the west side of SR <br />A -1-A between Mooringline Drive and Windward Way. The subject property is zoned OCR, Office, <br />Commercial Residential (up to 6 units per acre) and has a land use designation of C/I Commercial <br />Industrial (up to 6 units per acre for residential uses). The density of the subdivision is 4.37 units <br />per acre. <br />On January 22, 1998, the Planning and Zoning Commission granted preliminary plat and site plan <br />approval for Sea Mist Court. Approval was given to plat over a site plan approved project for 23 <br />single family detached residential units. Development of units will proceed under the parameters <br />of the approved site plan. The developer, Point King, Inc., subsequently obtained a land <br />development permit and has completed construction of the required subdivision improvements. The <br />developer is now requesting final plat approval and has submitted the following: <br />A final plat in conformance with the approved preliminary plat. <br />All required subdivision improvements have been completed by the developer and the county has <br />inspected and approved the required improvements. All proposed subdivision improvements are <br />privately dedicated with the exception of the utility system, which is dedicated to the City of Vero <br />Beach. The applicant has provided a letter from the City of Vero Beach acknowledging that the <br />developer has met all of the city's criteria for final plat approval. Therefore, no warranty and <br />maintenance agreement is required. All requirements of final plat approval are satisfied. <br />RECOMMENDATION: <br />Based on the above analysis, staff recommends that the Board of County Commissioners grant final <br />plat approval for Sea Mist Court. <br />FEBRUARY 2, 1999 <br />-11- Boa 108 PnE235 <br />
