DESCRIPTION AND CONDITIONS <br />Hansen Engineers, Engineering Consultant for the Joint <br />County/School District Fleet Management Complex, has completed an <br />analysis of the possible use of existing County property along 41st <br />Street (South Gifford Road) for a Fleet Management facility. Due <br />to old landfill practices, the County property is not suitable for <br />a joint Fleet Management Complex. The consultant, under the <br />contract Scope of Work, must analyze two additional sites if <br />necessary. An existing approx. 25 acre site zoned industrial is <br />for sale one-quarter of a mile west of the County Road and Bridge <br />Division property south of 410t Street. The property is listed at <br />$430,000 or approx. $17,200/acre. It meets the size, shape, and <br />location requirements of the School District and County. The <br />School District Board, on Feb. 23, 1999, approved proceeding with <br />the purchase of this property. <br />County staff has prepared an option agreement to reserve the <br />property while certain site suitability studies are conducted. The <br />option agreement includes: <br />1) An option payment of $10,000 by the County. This will give <br />the County until June 30, 1999 to study the property for site <br />suitability. <br />2) Purchase price of $366,900 or approximately $14,676/acre. <br />This price must be substantiated by an appraisal. <br />3) Allow County and School District to perform Environmental Site <br />Assessments. <br />4) Seller must survey property and resolve any title defects. <br />Seller must provide title insurance commitment. <br />5) Closing shall be on or before July 31, 1999, unless extended. <br />6) Other applicable standard conditions. <br />ALTERNATIVES AND ANALYSIS <br />Since no other existing County nor School District property with <br />proper land use classification exists, staff must secure a site to <br />proceed. The following alternatives are presented: <br />Alternative No. 1 <br />Approve execution of the Option Agreement. The School <br />District will purchase 15-20 acres of this site and the <br />County will purchase 5-10 acres. The exact amounts have <br />yet to be determined. <br />Alternative No. 2 <br />Deny approval and proceed to look for other <br />sites. <br />MARCH 9, 1999 <br />77 <br />BOOK IU PAGt0 <br />
