Keating, A4tP <br />Community Developifient DoL <br />THROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: Eric Blad / <br />Staff Planner, Current Development <br />DATE: March 31, 1999 <br />SUBJECT: Request for Final Plat Approval for Cypress Lakes Phase H Planned Development <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of April 6, 1999. <br />DESCRIPTION AND CONDITIONS: <br />The overall subject project was approved on September 21, 1996 by the Planning and Zoning <br />Commission as Stonebridge North. Since then, the developer/property owner has since renamed <br />the project Cypress Lakes. The total project is a two phase 46.69 acre single family subdivision <br />containing 108 lots. Located on the north side of 4th Street in the 5300 block, the subject site is <br />zoned RS -3, Residential Single Family (up to 3 units per acre), and is being developed at a density <br />of 2.19 units per acre. Cypress Lakes Phase II contains 57 lots, and road rights-of-way. The <br />proposed Phase II final plat is in conformance with the approved conceptual plan and the approved <br />preliminary PD plan/plat. <br />At its regular meeting of December 17,1996, the Board of County Commissioners granted planned <br />development special exception use approval for the overall project. The Board's action made <br />effective the two phase preliminary PD plat approved by the Planning and Zoning Commission. <br />Subsequently, a land development permit was issued for construction of the improvements required <br />to serve the proposed planned development Because construction of some required improvements <br />(e.g. survey monumentation) has not been completed at this time, the developer is proposing to <br />"bond -out" to guarantee the satisfactory completion of the remaining work to be performed. The <br />applicant, Stonebridge North, Inc.., through its agent Onsite Management Group Inc., is now <br />requesting final plat approval for Cypress Lakes Phase I and has submitted the following: <br />APRIL 6, 1999 <br />• <br />-51- <br />BOOK FADE. <br />L <br />
