Chandler <br />County Administrator <br />DMSION HEAD CONCURRENCE: <br />o Keating, P '� <br />Community Development Director <br />THROUGH: Stan Boling, AICP <br />Planning Director <br />FROM: John McCoy, AICP !!!� <br />Senior Planner, Current Development <br />DATE: March 25, 1999 <br />SUBJECT: Weston Real Estate Investment Corporation's Request for Conceptual PD Plan <br />and Special Exception Use Approval for a 176 Unit Planned Development to be <br />known as Bermuda Club <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of April 6, 1999. <br />R.K. Engineering Inc. has submitted an application for conceptual PD plan and special exception <br />use approval on behalf of the Weston Real Estate Investment Corporation to construct a 176 unit <br />planned development to be known as Bermuda Club. The project consists of a mix of 92 single- <br />family and 84 multi -family units. <br />The subject property is located between SR A -1-A and the Indian River Lagoon, just north of Sea <br />Oaks. Although the subject property has frontage on Jungle Trail, formal access will be from SR <br />A -1-A. The entire subject property is zoned RM -6, residential multi -family (up to 6 unitslacre), <br />which is the same zoning as Sea Oaks to the south, and Disney's Vero Beach Resort and Coralstone <br />Club to the north and east. The density for the proposed development is 3.12 unitstacre. <br />Planning and Zoning Commission Action: <br />At its regular meeting of February 11, 1999, the Planning and Zoning Commission voted <br />unanimously (6-0) to approve the PD special exception use request with modifications to the <br />conditions recommended by staff Relative to the protection of archeological sites, the Planning and <br />Zoning Commission recommended that the developer be required to involve staff and a consulting <br />archeologist in pre -construction meetings for all phases and that a consulting archeologist be on-site <br />for all phases of construction. Staffs condition is similar but pertains only to the phases adjacent <br />to Jungle Trail, determined to have archeological resources. Also, the Planning and Zoning <br />Commission approved the preliminary PD plan for the entire project, subject to the Board of County <br />Commissioners approval of the PD special exception use request. <br />APRIL 6, 1999 <br />
