McCoy, AIC <br />Senior Planner, Current evelopment <br />DATE: June 1, 1999 <br />SUBJECT: Brackett & Company's Request for Final Plat Approval for Mill Creek <br />Subdivision <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of June 8, 1999. <br />Mill Creek is a 23 lot subdivision of a 13.58 acre parcel of land located on the south side of 4'h Street <br />at 391' Court. The subject property is zoned RS -3, Residential Single Family (up to 3 units per acre) <br />and has a land use designation of L-1, Low Density 1 (up to 3 units per acre). The density of the <br />subdivision is 1.69 units per acre. <br />On July 23, 1998, the Planning and Zoning Commission granted preliminary plat approval for Mill <br />Creek Subdivision. The developer, Brackett & Company, subsequently obtained a land development <br />permit and has completed almost all of the construction of the required subdivision improvements. <br />The developer is now requesting final plat approval and has submitted the following: <br />1. A final plat in substantial conformance with the approved preliminary plat. <br />2. Contract for construction for the remaining required improvements. <br />3. An approved cost estimate. <br />4. A cash escrow agreement. <br />The majority of the required subdivision improvements have been constructed, with the exception <br />of curbing and minor asphalt repair. At this time, the applicant is proposing to "bond -out" these <br />remaining required improvements for this development, as provided for in the county's land <br />development regulations. Both the Public Works Department and the Utility Services Department <br />have reviewed and approved the submitted engineers cost estimate and corresponding security <br />amount.
