BUUK 16J PAGE. it <br />- Subject Property 3 <br />Although located outside of the urban service area, Subject Property 3 abuts the urban service area <br />boundary along the I-95/CR 512 C/I node and along portions of CR 512. At those points, both water <br />and wastewater lines extend to the site. The water lines extend from the North County Reverse <br />Osmosis Plant, while the wastewater lines extend from the North Regional Wastewater Treatment <br />Plant. <br />- Subject Property 1 <br />Subject Property 1 can be accessed from SR AIA, a two-lane road with approximately 100 feet of <br />public road right-of-way. The segment of SR AIA adjacent to Subject Property 1 is classified as an <br />urban minor arterial road on the future roadway thoroughfare plan map and is programmed for <br />expansion to 120 feet of public road right-of-way by 2020. <br />The site also abuts Jungle Trail, a two-lane, unpaved, local road that has been designated by the <br />county as an historic and scenic road The county has also implemented special building setbacks <br />and vegetation protection areas along the entire length of Jungle Trail. Although the county has a <br />forty foot wide public road right-of-way for this segment of Jungle Trail, the actual width of the <br />traveled way ranges from eight feet to twenty-two feet. <br />- Subject Property 2 <br />Subject Property 2 can be accessed from SR Al A, a two-lane road with approximately 100 feet of <br />public road right-of-way. The segment of SR AlA adjacent to Subject Property 2 is classified as an <br />rural minor arterial road on the future roadway thoroughfare plan map and is programmed for <br />expansion to 120 feet of public road right-of-way by 2020. <br />The site also abuts Jungle Trail, a two-lane, unpaved, local road that has been designated by the <br />county as an historic and scenic road The county has also implemented special building setbacks <br />and vegetation protection areas along the entire length of Jungle Trail. Because it is a limited access highway, <br />however, I-95 does not provide access to the site. Primary access to the site is provided by CR 512, <br />a two lane rural principal arterial with approximately 100 feet of public road right-of-way. That <br />segment of CR 512 is programmed for expansion to four lanes and 200 feet of public road right-of- <br />way by 2020. <br />The site can also be accessed, via CR 512, from 102'd Terrace. Classified as a rural major collector <br />on the future roadway thoroughfare plan map, 102°d Terrace is two lane road with approximately 80 <br />feet of public road right-of-way. There are no plans to expand 102nd Terrace. <br />In this section, an analysis of the reasonableness of the request will be presented This section will <br />include the following: <br />• an analysis of the requested rezonings' impact on public facilities;" <br />• an analysis of the requested rezonings' compatibility with surrounding areas; <br />• an analysis of the requested rezonings' consistency with the comprehensive plan; <br />• an analysis of the requested rezonings' potential impact on environmental quality; and <br />• an analysis of the applicable rezoning requirements. <br />July 13, 1999 <br />24 <br />40 <br />_I <br />
