Mcco� <br />Senior Planner, �mmunity Development <br />DATE: July 12,1999 <br />SUBJECT: Joan Cain's Request for PD Special Exception Use Approval for an Agricultural <br />Planned Development to be Known as Pine Hammock PD <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of July 20, 1999. <br />Carter Associates, Inc. has submitted an application for PD (planned development) special exception <br />use and preliminary PD plaWplat approval on behalf of Joan Cain to create seven 10 acre tracts in <br />an agriculturally designated area. The subject property consists of a 30 and 40 acre parcel, which <br />are located diagonally to each other (see attachment #2). The 30 acre parcel fronts on 8* Street, <br />and the 40 acre parcel fronts on 41 Street. The total property is improved pasture with scattered <br />pines. <br />The subject property is zoned A-1, Agricultural (up to 1 unit(Sacres), is located outside the Urban <br />Service Area, and is designated AG -1 (Agricultural up to 1 unit/5acnes). The proposed 7 lot <br />residentiaUagricultcnal subdivision is allowed in the AG -1 area, subject to the special exception use <br />provisions of sections 911.06(4) and 911.14(2) of the county's land development regulations (see <br />attachment #4) for residential subdivisions in agricultural areas. <br />Planning and Zoning Commission Action <br />At its regular meeting of June 24, 1999, the Planning and Zoning Commission unanimously (6-0) <br />granted preliminary PD plan approval subject to Board of County Commissioners approval of the <br />special exception use. Also, the Planning and Zoning Commission unanimously recommended that <br />the Board of County Commissioners grant PD special exception use approval, subject to the <br />conditions contained in the recommendation at the end of this report.
