C <br />Tim Zorc, 3907 58* Circle, believed the project does have some nice features but the <br />Board should take the density and small size of the lots into consideration. He also noted <br />that Pointe West has no single-family residential neighbors adjoining and Grand Harbor was <br />a Development of Regional Impact. He believed this project would entail up to 6,000 cars <br />per day. <br />Mark Brackett, 1507 25" Avenue, stated that no matter what the decision, the Board <br />would leave half of the room unhappy. <br />recommendations and approve the project. <br />He asked the Board to consider staff <br />Marty Silirie, real estate appraiser, reminded the Board of the high-density <br />developments on Military Trail and Glades Road in Palm Beach County and asked that they <br />decline this project for the benefit of the community. <br />Dave Hankle,1075 31' Avenue SW, stated he works for Harbor Federal andhas been <br />involved in a lot of financing. He felt the project would develop over an expanse of time and <br />encouraged the Board to approve the development. <br />Susan Cobb, 5920 5" Street SW, stated that she works in Melbourne but lives in the <br />Oslo Road area in order to raise her children in a rural area. She believed this was not the <br />sort of project wanted in Vero and felt it would deter the quality of life here. She asked the <br />Board to deny the request. <br />The Chairman asked if anyone else wished to be heard regarding this matter. There <br />being none, the Chairman closed the public hearing. <br />Deputy County Attorney Will Collins noted that this is aPD, which is ahybrid zoning <br />district with its own chapter in the zoning code. The Board has a great deal of discretion in <br />these matters and has the ability to ask for conditions they could not otherwise impose. It is <br />up to the Board to accept this plan as modified, or with additional conditions, or to refuse <br />to accept it.
